Tampa, Florida - Of all the homes listed on Realtor.com, a Tampa house was apparently the most searched in the country last month. In fact, realtor Cleanza Lanier of Keller Williams says she's received more than 150 calls about the house she's listed at 5221 S. Nichol St. within the past two weeks.

The reason for all the interest, she says, is probably the listing price. "When you see the pictures and you see the house, when you see $250,000, first you don't understand auction, you don't understand [the] pricing," Lanier said.

The house, which sold four years ago for $1.7 million, had been getting little interest. So, Lanier persuaded the sellers to hold a reserve auction. Unlike a bank auction, with a reserve auction, the seller reserves the right to decline the highest bid if they don't like it. In other words, it's not binding.

Lanier says it's a way to find a home's real market value while selling the property quickly. "You have to be smarter. You have to be innovative. You have to think outside the box and we think we've done that by this partnership with the auction company."

Lanier is working with Accelerated Real Estate Services and, on Saturday at 11 a.m., the auction will be held at the Ballast Point home.

The opening bid is $250,000, but if the property sells, it'll likely go for much more then that. "I can't even speculate where it's going to go, but we do anticipate that it will go for over a million (dollars)."

The home is owned by a former Tampa Bay Buccaneer and is more than 5,200 square feet in size. It includes five bedrooms, five and a half baths, an outdoor pool, a wrought iron staircase with tumbled limestone and teak hardwood flooring.

Last year, the property taxes on the home were more than $24,000, but Lanier says they will be recalculated and could go down based on the new sales price.
