Tampa, Florida -- It may not surprise you that apartment buildings have banned smoking inside their buildings but rental managers are starting to prohibit smoking outside, too.
Modera Westshore, located at 4503 W. Spruce St., is a new apartment building decked out in dazzling décor.
Tenants can spend the weekend at the pool, get a workout in at the gym or entertain guests in the lavish lounge, but if they decide to call Modera home there's one thing you won't be doing there.
"You can't smoke in the garage, you can't smoke at the pool, you can't smoke in the courtyard, by the front door by the exit. It has to be 100 percent off-property," said property manager Ana Maria Palermo.
Palermo admitted the policy is strict but also said the rule is attracting renters.
"At this community I don't believe we've lost even a single lease because of it," Palermo said.
More apartments are banning smoking anywhere on their property.
Apartment complex managers think that a ban on smoking will reduce maintenance and create a healthier living environment.
"When people come in they're pretty excited about it," Palermo said.
In addition to the lease at Modera, there is a separate agreement that details the no smoking policy that includes visitors.
"If any of our residents can't do it then their guests can't either," Palermo said.
According to the Centers for Disease Control nearly 17.5% of adults living in Florida smoke.
Other Tampa Bay-area apartment communities that have some type of no smoking policy in Hillsborough County include Cedar Pointe Apartments, Crescent Crosstown, Freedom Villages and Encore!
Smoke-free apartments in Pinellas County are Freedom Villages I, Freedom Villages III, Heritage Oaks of Palm Harbor and Ibis Walk.
